Spring is almost here!  Just wanted to drop a line about some upcoming news:

 

Subject: Important Updates/Reminders for March Sterling Shores Property Owners' Association Meeting
 

Dear Sterling Shores Property Owners,
 

We hope this letter finds you well. We would like to invite you to our upcoming Sterling Shores Property Owners' Association (POA) meeting scheduled for Monday, March 25th, at 7:00 CST.  This meeting is scheduled as a zoom call.  We ask you to arrive early on the call to ensure there is not an issue with the connection.  Any issues, please text Laurie Beard at 314.413.3912.

We want to provide you with important updates and reminders:

Below you will find updates and reminders prior to our meeting in March:
 

  1. Insurance Coverage for Boat Slip (Renters Outside of POA):
    We will be discussing the insurance coverage for boat slips rented by individuals outside of the POA during our upcoming meeting. Your input on this matter is valuable, so please try to attend.

     

  2. Credit Card Fees and Service Charges:
    Please be aware that credit card fees are set at 3%, and a service charge will be issued for POA/Boat Slip/Fines Fees paid through credit cards.

     

  3. POA Late Dues Fines:

       The Board has approved late dues fines, effective from the 2024 calendar year.
       Ensure timely payment of your POA dues to avoid fines:

       Dues are due no later than January 31st of any given year.            
       Fine schedule for late payments:
      $25 fine for payments made after January 31st.
      $50 fine for payments not received by February 28th, with an additional $50 for each subsequent month of delay.

 

    4. Marina Area Updates:

       Chris Bowers will provide an update on the Marina Area during the meeting, including addition of 12 yards of white rock, costing                  $1,200. The Board has approved this expenditure and the work is not completed.

    5. Volunteer Opportunities:

      We are actively looking for volunteers to contribute to our community. If you're interested or know someone who might be, please get          in touch with us.

​

    6. Speed Bumps Discussion:

     The topic of speed bumps will be addressed at the next Board meeting. We will explore pricing, quality, and the ability to handle trucks.

​

    â€‹7. Quarterly Maintenance Guidelines:

    Members are reminded of the quarterly maintenance guidelines, including tasks such as cutting grass, removing downed trees, and              eliminating overgrown vegetation. The schedule for each year is divided into four quarters, with specific maintenance requirements.


     Fine Structure for Maintenance Guideline Violations

     Failure to adhere to maintenance guidelines will result in fines as outlined below:

 

     a. Warning Letter Issued – Property Owner has 10 days to resolve.

     b. $200 fine if not resolved within 10 days.

     c. Additional $200 fine if not resolved by day 40.

     d. Another $200 fine if not resolved by day 70.

     e. After day 70, the Association may take necessary measures to resolve the violation, with all costs assessed against the violator.

     Exemptions:  Agricultural (AG) Exemption or a Board Exemption may be evaluated on an individual basis. For inquiries, please contact         the Board via our website at www.sterlingshoreshome.com.

Greetings Sterling Shores Owners!
 

January 2024 – Letter from the President, Ed Parrish
 

Welcome to 2024!  As you may know, 2023 was a busy year for us and we successfully completed several capital improvements to the community.  

I would like to share them with you:

a. Marina Area Upgrades: A retaining wall by the marina/boat slips was installed along with additional parking spaces.  Additionally, a walkway was added on the lakefront for all to enjoy.

b. CR 4385 Fence Project: Phase two of the fence project (CR 4385) has been completed. This will make our subdivision more uniform and secure.  All fence work is now completed.

c. Roads: We are taking steps to maintain/prevent degradation of the roads by completing crack sealing of the asphalt. We also upgraded the front entrance island to reduce maintenance and provide a clean look as you enter.

The ACC has been actively communicating with owners to properly maintain their properties so that all in the community can enjoy the beauty of our area and reduce the risk of fire and other damage to others.

Remember to look at the CCR’s should you decide to build or add to your property so that we can all be in compliance with the regulations. Any member of the ACC can help guide you if you have questions or need assistance.  Please go to the www.sterlingshoreshome.com website to contact the members of the ACC.

To ensure we are all up to date, the Sterling Shores POA has migrated to a self-management model In December of 2023. We are working through the transition, and we hope you will bear with us as we work out the kinks. In the long run, we feel this model will serve us well as a community and allow us to be more responsive to the needs of the community.

It has taken some time to update names and addresses in the database as the management company had a lot of outdated information. If your contact information has changed or you are a new owner, please reach out to sterlingshoressec@gmail.com and provide contact information so that you can stay abreast of your current contact information.

Additionally, we are moving our financial records to Quickbooks to provide transparency and to create greater efficiency. This is a very robust platform, and we are confident that any information you share will be secure. If you are still uncomfortable, please let any board member know or email our treasurer at tres.sterlingshores@gmail.com and we will try to help you find an alternative.

Finally, we are always looking for people to become involved with the management of the community. There are positions on the board and on the ACC that are available.  Please let us know if you are interested in those positions or if you want to pitch in for special projects.

I personally want to thank our Board and ACC members for the hard work and dedication they have brought to the community. These are volunteer positions and all of them have taken personal time to help better our community. We look forward to a great 2024 and beyond!

Hello fellow Sterling Shores Owners!

We have had a busy year so far in our little community!

 

Our annual Meet and Greet Event was on Saturday, October 7th and although the weather was not perfect, those of us who were there had a great time visiting with our fellow neighbors and getting to know each other a little better. If you haven’t been to one of our Meet and Greet Events, we would love to have you come to the next one. We even had a fire pit gathering at the Beard’s in the evening where we gathered and solved all the world’s problems! 

 

I want to take a moment to thank all those who helped put on the Meet and Greet Event. Matthias Leinberger was once again our grill meister and did a wonderful job. Ed and Patricia Inferrere decorated the entrance (as they do seasonally), and Eddie Beard rounded up some of our vendors to come and join us. Laurie Beard was the organizer extraordinaire, and Chris Bowers and others all helped with the setup and getting the needed supplies. Everyone pitched in and made it a success. We have a great community of people who are willing to help whenever needed.

Additionally, we reviewed our 2023 project list and much was accomplished. We completed phase two of the perimeter fence along CR 4385, refreshed the entrance, and built the marina area retaining wall to stop the erosion. While we were completing the retaining wall, it was suggested that we make a walkway by the lakeshore, and we added that as well. If you haven’t seen the improvements, come on out and have a look!

 

We have also been studying the possibility of moving to a Self-Managed Property Owner Association. Brenda Barnes (Treasurer) and I have met with Goodwin and looked at what would be required to make the transition. The board has unanimously agreed that we will move to begin the Self-Managed Model by the end of this year. This will allow us to save us money, and to streamline our building approval processes. As a result of this shift, we will all experience changes as we go forward.  Next year’s dues will be paid directly to Sterling Shores. Those invoices will be sent in December. The ACC has already been mostly bypassing the management company for some time now and we believe this has resulted in quicker turnaround times for permits and required inspections. Once we have the accounting managed in-house with controls, this should allow us to keep a better handle on our finances as well. As we make this transition, we will need everyone’s support and understanding as we put all the pieces in place.

Topic: Sterling Shores Marina Boat Slips
 

Dear Sterling Shores Property Owners,
 

We have received inquiries regarding the marina and the boat slips.

Please review the attached FAQ's regarding the marina. Also, there are some boats that are not securely tied in the slip and are damaging the slip and dock. If you have a boat in the marina, please make
sure yours is secure. It is also a requirement that you have a boat lift if you are leaving your boat in the slip for more than a short period of time.
 

Marina FAQ'S

​

• Who is the Boat Slip Licensor? 

​

Originally, the Licensor was Lakefront Ranch, LLC.  However, when the POA of Sterling Shores was turned over from the Declarant to the POA Owners in December 2019, those rights were transferred to the POA, and the POA of Sterling Shores became the Licensor.

​

 • Who owns the Boat Slips?

​

 The Boat Slips are owned by the Licensor, POA of Sterling Shores.  The Licensee holds a License to the Boat Slip, providing use to the slip if the licensee owns property in POA of Sterling Shores, is in good standing with the POA, and pays the annual boat slip license. 

​

 • How do I obtain a License? 

​

 The License(s) were originally provided to POA owners, by the Declarant, at the time property was purchased in POA of Sterling Shores. 

​

 • How long do I maintain a License?

​

 Remain a POA of Sterling Shores owner in good Standing with the POA, and pay the boat slip assessment when due.

​

 • How would I lose my license?

​

 If at anytime the licensee no longer owns property in the POA, or if not a member in good standing, or do not pay your annual boat slip fee, the license can be terminated.

​

 • How much are the boat slip dues:

​

 $600.00 annually, due January 1st each year.

​

 • Insurance requirements?

 The Licensee must maintain a minimum of $100,000.00 (or value of the vessel if more than $100,000.00) liability insurance on the vessel and provide an insurance certificate to the Licensor (POA of Sterling Shores), to be listed as an additional insured.

​

 • Can a Licensee transfer or sell the License?

​

 Yes, the Licensee may assign its rights to a Member of the POA in good standing, with prior written consent of the Licensor (POA of Sterling Shores).   Upon written consent of the POA, the license will be transferred, and a new license signed by the new Licensee, including the signing Exhibit B-Rules and Regulations, and providing the required insurance certificate, listing the POA as an additional insured.

​

• Do I have to have a boat lift?

​

Yes, you are required to have a boat lift if your boat is left in the slip. This is to prevent damage to the slips and dock. If your boat is not secure in the slip and/or you do not have a lift, you are responsible for any damage caused.
